Site Plan For Future Marriott Project On Planning & Zoning Commission Agenda Wednesday

The Los Alamos County Planning and Zoning Commission will consider a site plan Wednesday, Jan. 13 for the proposed four-story Marriott Town Place Suites hotel and a conference center to be located at 1925 Trinity Drive along the terminus of the 20th Street extension. The developer, Tushar Patel of TNJLA, is also asking for approval to exceed the maximum height limit of 45 feet within 150 feet of Los Alamos County. The proposed development ranges from 49 feet to 63 feet in height.

In October 2019, Los Alamos County award six lots to TNJLA through a Local Economic Development Act (LEDA) process. The proposed site plan for the development notes that the lots will now be consolidated with a plat map. The Smart House which the County built on one of the lots will be demolished. TNJLA has until November 2023 to complete construction of the hotel and conference center. The construction of a café which was also included in the PPA with the same deadline, is not included in the site plan being presented Thursday.

During the LEDA process, community concerns were raised about parking at the proposed site. In the staff report it is noted that a total of 211 parking spaces are to be provided: 120 for the conference using a 2.5 to 1 ratio for 300 occupants, and 86 parking spaces reflecting one space per hotel room. Some of the parking spaces are through an arrangement with the neighboring Los Alamos Public Schools for sharing.
